The Pelham - Community Rules & Regulations
1. No unit may be used for any other purpose other than as a single family residence.
2. No exterior or visible radio, television or electronic antenna or any type of communication aerial shall be erected, installed, maintained or operated upon the lots, buildings or structures.
3. Replacements of sliding patio doors must be approved by the Board of Trustees and installation must follow the approved engineering installation plans. All modifications to the property must be first approved in writing by the Board of Trustees by filing a property modification application.
4. No signs of any nature shall be displayed upon any of the properties.
5. No clothing, bedding or similar items shall be dried or aired in any outdoor area.
6. No animals, livestock or poultry of any kind shall be raised, bred or kept in any unit or common area, with the exception of dogs and cats or other common household pets, provided they are not kept, bred or maintained for any commercial purpose and that they are house within the unit.
7. There shall be no more than two (2) household pets in any unit. No outside dog pens or yards shall be permitted.
8. Parking on paved areas only is permitted. Parking on lawn is prohibited. Overnight parking or storage of trucks or commercial vehicles is prohibited. Parking or storage of camping vehicles, boats, boat trailers, recreation vehicles, mobile homes, or the like on any property is prohibited.
9. No dumping of rubbish or debris. Trash, garbage or waste shall be kept in sanitary containers. Storage or collection of rubbish of any character whatsoever, any materials that emit foul or obnoxious odors.
10. The growing of noxious weed or other natural substance and the harboring of the source of any noise or activity which unreasonably disturbs the peace, comfort or serenity of other owners is prohibited.
11. All sporting equipment, toys, outdoor cooking equipment, and other equipment and supplies necessary to residential living shall be stored within the unit.
12. Only electric grills are permitted. Charcoal or propane grills are prohibited.
13. No exterior loudspeakers other than as contained in portable radios or televisions shall be permitted. No unshielded floodlights shall be installed in an exterior area of any unit.
14. No unit owner or occupant shall build, plant, or maintain any matter or thing upon, in, over or under the common elements without the prior written consent of the Association.
15. No unit owner shall burn, chop or cut anything, on, over or above the common elements.
16. No unit owner shall have any right to paint or otherwise decorate or change the appearance of any portion of the exterior of any building.
17. Nothing shall be done or kept in any unit or in or upon the common elements which will increase the rates of insurance or which will result in the cancellation of insurance on any of the buildings or which will be in violation of the law.
18. No noxious or offensive activities shall be carried on, in or upon the common elements or in any unit nor shall anything be done therein either willfully or negligently which may be or become an annoyance or nuisance to the other residents in the Condominium.
19. No immoral, improper, offensive or unlawful use shall be made of any unit and all valid laws, zoning ordinances and regulations of all governmental bodies having jurisdiction therefore shall be observed.
20. Nothing shall be done to any unit or on or in the common elements which will impair the structural integrity of any building or which will structurally change the building.
21. Draperies, blinds, curtains or other window coverings must be installed by each unit owner on all windows of his unit and must be maintained in said window at all times. All floor areas in a unit must be covered by padding, carpeting, area rugs, tile or linoleum of a size and quality reasonable acceptable to the Association.
22. Owner must not rent their units for less than ninety (90) days, shall not provide customary hotel services or utilize the unit for transient or hotel purposes. No unit owner shall lease less than an entire unit. All leases must be in writing, submitted to the management office and made subject to all provisions of the master deed and bylaws. 23. No items can be permanently attached to the new railings within the community. Holiday decorations during the season are the exception. Any resident attaching holiday lights to the railing must do so with plastic zip ties. At no time is any metal permitted to be placed on the railings. Window boxes, bird feeders, satellite dishes, etc. are not permitted on the railings. Please avoid anything that may cause abrasions, scratches or chips as this will void the warranty for the railings.
24. Satellite Dishes may only be installed in a cement filled bucket and placed on your patio/balcony. The Association has buckets available. At no time can dishes be affixed to any portion of the building, roof, railing, or deck. Dishes may not be placed in the planting beds per F.S.E. Property Modification Forms must be completed and approved prior to installation. Forms are available here or by contacting Management.
